General Rental Conditions – Villa Mizpiratze

These conditions apply to any booking made directly with Villa Mizpiratze, via its website or any other means of direct contact (telephone, email, etc.).
1. Purpose
The seasonal rental of Villa Mizpiratze is for tourist use only. Any commercial or professional activity, or subletting, is strictly prohibited.
2. Capacity
The accommodation is designed for a maximum of 6 people. In the event of an unauthorized overcrowding, the landlord reserves the right to terminate the rental without refund.
3. Booking & Payment
The reservation becomes firm upon receipt of a deposit of 10% of the total amount of the stay.
The balance must be paid no later than 3 days before arrival.
In case of late booking (less than 3 days before arrival), the entire stay is required immediately.
4. Caution
A security deposit of €500 is required upon arrival (check or bank transfer). It will be refunded within 7 days of departure, less any deductions for damages or cleaning fees not included in the price.
5. Cancellation
By the tenant:
Cancellation more than 30 days before arrival: deposit refunded.
Cancellation between 30 and 14 days: 30% of the cost of the stay is due.
Cancellation less than 14 days before arrival or no-show: no refund.
By the landlord:
In the event of unforeseen circumstances (force majeure, technical problem), the reservation may be cancelled with a full refund of all sums paid. No other compensation may be claimed.
6. Arrival and departure times
Arrival: from 4pm
Departure: before 10am
Any unreported delay may result in additional charges.
7. Maintenance and use of the premises
The tenant agrees to use the premises peacefully, to respect the neighborhood, and to return the accommodation in a clean condition.
End-of-stay cleaning is included for €120.
Animals are allowed.
8. Responsibilities
The owner cannot be held responsible for:
In case of theft or damage to the tenant's property
In the event of an interruption of public services (water, electricity, internet)
9. Insurance
The tenant is advised to take out holiday insurance with their insurance company (often included in home insurance).
10. Disputes
In the event of a dispute, French law applies. The competent court is that of the location of the rental.
11. Acceptance
All bookings imply full and complete acceptance of these general rental conditions.
